Dear Homeowners at The Empress,
This letter will introduce you to new administrative procedures for 2012 at The Empress.
Financial Reporting for our association will be handled by the bookkeeping firm of L. E. Jacobson and
Company, Inc.. You will be receiving monthly billings and any related financial notices from that firm and any assessment
payments are to be made payable to the order of The Empress Homeowners Association in care of L. E. Jacobson and Company,
4725 E. Anaheim St., Long Beach, CA 90804-3123.
Should you have any questions about your account or other association matters do not hesitate to call
L. E. Jacobson and Company, at 562-597-3390, and such matters will be addressed to the appropriate person for handling.
For any life threatening emergencies, please call 911.
For law enforcement, because The Empress is located in Long Beach, California, please call the Long
Beach Police Department Dispatch at 562-435-6711.
For after hours or weekend maintenance emergencies, please call (562) 434-9867 to speak to our Community
Association Consultants. Appropriate local vendors will be dispatched where the emergency appears to be the responsibility
of or impact the common area.
If the call appears to concern a unit-to-unit problem or a problem caused from within a unit, please
be aware that charges occurring from solving the problem are likely to be charged back to the responsible unit owner(s), depending
on the facts of the incident as confirmed by an expert.
Because of the need for access to units in case of maintenance emergencies and for other reasons, please
complete the Emergency Contact Information Form, below, and return it to the following special mailing address,
The Empress Homeowners Association, 5318 E. 2nd St. #262, Long Beach, CA 90803, or to the Jacobson address above,
or to your association’s new email address: empresslongbeach@gmail.com
Your response will be kept as privileged information and used only for emergency purposes by your association’s
administration.
The Board of Directors of your association meets annually and as needed during the year at the patio
area facing the beach. You are welcome to and encouraged to attend those meetings.
